This farm has good pullman clay loam soils, saturated sands, and is in a good productive farming area in Ochiltree County. There is one water well pumping 800-850 gpm. There is another well without a pump that can potentially pump 350 gpm. Currently there is a submersible well for livestock in the hole. There is one Valley Irrigation System (485 acres) that is 19 +/- years old. In 2014, $25,000 maintenance work was done on the sprinkler. In addition to the 485 acres under sprinkler irrigation, there are also 100 acres that are row watered. There is good perimeter barb wire fencing, working facilities and pens. There are some oilfield locations on the property. The home and estimated four acres do not convey with the sale.
