The Preserve on Richland Creek is ideally suited for the individual, family, or corporation that is looking for a property that is located very close to the Dallas Ft. Worth Metroplex. It would be an ideal family weekend hideaway to get out of the hectic world and just relax in a quiet setting. The property has three major sections that are distinctly different. As you enter the ranch from a county road, you are at approximately 385 Feet above sea level and are at the upper-end of the property. Several earthen tanks are scattered throughout the many pastures. A healthy patch of Coastal Bermuda can be seen throughout this upper end of the ranch that historically has been the core property for a productive cattle operation. This section consists of approximately 550 acres.



The second section of the ranch was enrolled in a WRP program. It consists of approximately 433 acres, and has greatly contributed to the wildlife aspect of this property. The U.S. government developed a series of wetland sloughs and marshes that create ideal habitat for the different waterfowl species that migrate down from the north year after year during the fall and winter months. Richland-Chambers Reservoir is located only 10 miles from the property, which serves as a major resting and roost area for thousands of ducks and geese. The Trinity River Fly-way is also a major contributor to the thousands ducks geese and other species of waterfowl. This section was also planted in tens of thousands of trees including several species of oaks and other wildlife friendly species that were believed to naturally inhabit the property long before man settled the plains. Additionally, several different native-grass species were planted that have been hugely beneficial to the wildlife population.



Finally, the third section of The Preserve on Richland Creek, comprised mainly of a "dark timber" hardwood forest, makes up the balance of the land or approximately 417 acres. Large populations of deer and hogs find refuge here along with countless wood-ducks, mallards, gadwalls, etc. during the rainy seasons when Richland Creek swells outside of its banks. This section lies at approximately 310 feet above sea level which concludes the approximate 80 feet of elevation change on the property.

Water:

If water is of great importance to an individual looking to invest in a property, then you can begin to relax. The Preserve on Richland Creek has approximately 1.7 miles of frontage on the famed Richland Creek that helps to feed the enormous 42,700 acre Richland-Chambers Reservoir located just 10 miles to the east. Richland Creek is a deep year round flowing creek that is approximately 30-50 feet across. Large catfish, enormous alligator gar, carp, buffalo, as well as bass, sand-bass, crappie, perch, and other species can be found in Richland Creek, which makes for great fishing. Love Lake is an oxbow, which is approximately 3,250 feet long and approximately 110 feet at its widest and is also located on the property. 26 ponds/tanks, approximately 433 acres of wetland habitat make up the balance of surface water on the property. A rural water co-op provides domestic water for the cabin and two barns.

Improvements:

A newly constructed cabin was completed in the spring of 2009. A large covered porch off the back of the cabin makes for a great place to sit early morning or late evening to view ducks, deer, and hogs. The cabin has four bathrooms, and a community shower that split the two bedrooms on either side of the large great-room for a total of two tub-shower combinations. The cabin is tastefully decorated with a rustic d eacute cor and completes the atmosphere for a retreat or hideaway for family, friends, guests, and clients. A newly remodeled equipment barn with concrete floors is within walking distance of the cabin. It is a great staging area for 4-wheelers, ATV's, or a bass boat. A second equipment shed is located on the property as well as a third barn.

Wildlife/Hunting:

The 2009-2010 deer season will mark the first year The Preserve on Richland Creek is enrolled in the Managed Lands Permit program through Texas Parks and Wildlife. It is estimated that the TPW will issue between 20-30 doe permits. Buck to Doe ratios are estimated to be three does to every one buck. Whitetail deer flourish here and are abnormally healthy. Bucks field dressing over 180 lbs are not uncommon. The Feral Hog population is also bustling. A sportsman can enjoy year round hunting for these guys. A lighted cleaning rack including concrete slab with electric winch game hoist is available at the barn within a short walk from the cabin.



Ducks consist primarily of Mallards, Pintails, Teal, Widgeons, Gadwalls, Spoonbills, and Wood Ducks make up the main selection of ducks. More and more geese are calling the Richland Chamber Reservoir and local area their winter home. Varmints are very plentiful as well with coyotes, bobcats, raccoons, etc. Fishing in some of the ponds has yielded bass as large as 11 lbs.
