Location: The Daugherty Ranch is located in the northwest-quadrant of Kent County, being approximately 13 miles southwest of Spur, Texas and approximately 75 miles east of Lubbock, Texas.
Access: Access to the ranch is good, being by paved Farm to Market Road 1081 which adjoins the north and west sides of the property.

General Description: This scenic ranch has a diverse terrain ranging from productive creek bottoms to rough and broken elevated ridges. Red Mud Creek meanders through the west section of this ranch, entering the northwest corner and exiting the south-central side of that section. This property has a dramatic elevation change of about 170 feet, ranging from a low of 2,050 feet along the creek bottoms to a high of 2,220 feet being at the peak of the elevated mesa tops.
The brush canopy throughout the Daugherty Ranch ranges from fairly open to dense, being primarily mesquite with some scattered cedar. Many hackberry and large mesquite trees are located along the creek bottom. The grass turf is good, with the primary grasses being blue grama, little bluestem, Arizona cottontop, plains bristlegrass and side-oats grama. Water is provided by one significant sized dirt tank and one well equipped with a solar pump. Due to the extended drought, the dirt tank is currently dry. This is the first time in many years that this tank has been dry.
Hunting: The Daugherty Ranch offers great hunting and cattle ranching opportunities. This area is known to support a good population of big whitetail deer, quail and turkey. Wild hogs are also frequently seen in the area. This ranch has been under the same family ownership for over 50 years and the family has never allowed any hunting on this property.
Price: $795 per acre
Minerals: Seller will retain all minerals.
Taxes: The 2011 base property taxes were approximately $.55 per acre, or a total of approximately $863.
