Description of the Land
Location: The MD Ray Ranch is located 3 1/2 miles south of Hwy 1025 on Hwy 395 in Zavala County. The ranch is 4 miles NE of Crystal City and 2 miles east of the Nueces River. The ranch has 2 miles of frontage on Hwy 395. Ranch is 4 miles north of Tortuga Ranch. Located 45 minutes from Uvalde and 1.5 hours from San Antonio.

Description: The Ray Ranch is located in one of the top whitetail producing counties in the South Texas brush country and has been extensively managed for whitetails for the past six years when the owner started a supplemental protein feeding program for the whitetail herd. There have been no trophy bucks harvested for several years. The ranch was farmed until 1960 and now has regrowth mesquite and huisache throughout the ranch with large quantities of guayacan, guajillo, palo verde, retama, lotebush, elbowbush, huisachillo, agarita, granjeno, tasajillo, and prickly pear. . A seasonal creek runs through the ranch entering at the SW portion of the ranch and exiting at the north end. Large mesquites and hackberries grow along the creek and the area along the creek is covered in thick brush. There are several turkey roosts located along the creek. In addition to deer and turkey, the ranch is home to blue and bobwhite quail in wet years, pigs, coyotes, bobcats, badgers, and the occasional mountain lion. At times, mourning dove can be found all over the ranch.

Improvements: The ranch has a 1600 sq. ft. house with 2 bedrooms and 1 bath. In addition to a living room and kitchen, the house has a large bunk room with a pool table. There is a nice wood burning fireplace in the house. House has satellite TV and most cellular service is available. There is a covered carport next to the house along with a small tool shed. There is also a barn and working pens near the house. There are 2 Carrizo wells on the ranch with one supplying water to main house and cattle troughs through large pila located near house. There are 5 water troughs available for livestock and wildlife. The other Carrizo well is located in the NE portion of ranch and is currently not operating. The ranch has 6 stock tanks. A portion of the north boundary is high fenced and remainder of ranch is fenced with cross fencing within the ranch. Owner will convey 6 protein feeders located within hog proof fencing, 12 corn feeders, and 6 nice two year old deer blinds. A 10 acre food plot surrounded by hog fencing is located in north end of ranch.
