Rancho Blanco's wide fertile flat areas surrounded by long canyons and mountains make the ranch an excellent hunting and recreational property. A good road system to almost all areas of the ranch makes the ranch accessible for hunting, hiking, and enjoyment. Electricity is available in four areas of the ranch. The countryside is covered with agarita, persimmon, mesquite, shin oak, live oak blue and red berry juniper. The variety of wooded cover offers good protection for deer and turkey. FM 2083 divides the ranch. A portion of the ranch, approximately 1,594 acres, lies along the east side of the highway, and the remainder with all improvements lie on the west side of FM 2083. Rancho Blancos only neighbor is the giant Mitchell Ranch, which surrounds the property.
Water is distributed throughout the ranch by five windmills and two submersible pumps. The water wells vary in depth from 150 feet to 250 feet deep. There is a wet weather spring in Dead Man Draw. The spring shows unique extensive historical evidence of early day water development in West Texas. Hunting: This area of Crockett County is well known for turkey and white-tailed deer hunting. Quail, dove and javelina along with an occasional wayward mountain lion add to the variety of game on the Rancho Blanco. Hunting on Rancho Blanco is limited to one mature buck, one management buck, two doe, and two gobblers per hunter.
The house, which was the original Kincaid Home, has an updated kitchen, living room, dining room, one bedroom, and a long front porch for relaxing on. The old Kincaid home has been attractively remodeled with a rustic, old time ranch feel. Behind the residence is the Adobe a remodeled game facility with kitchen, game room and fireplace. Adjacent to the residence is a one bedroom guest house, the second owner, Joe Blakney used for sleeping quarters when he was at the ranch working stock in 1920s, 30s and 40s. A large oval metal storage barn, feed barn and a large concrete reservoir are located southeast of the original ranch residence. The foremans home and nearby pens are located along the entrance road.
Minerals: State classified minerals on 1.5 sections of the ranch. No minerals are available on the remainder of the ranch. There is no oil or gas production on the ranch. Taxes: $2,500 +/- per year with 1-D-1 Ag use tax valuation. |
