Dos Rios Preserve is a stunning live water property nestled in a valley between the high hills of the Texas Hill Country just west of Barksdale. A true game ranch high fenced with deep soils, large trees and open vistas along with some high country to complete one of the finest pieces of recreational property on the market today.
Terrain: The majority of the ranch sits in a valley created by the confluence of Spring Creek and Pulliam Creek with deep soils, vast grasslands with huge stands of scattered Live Oak and Pecans. Most of the Cedar has been cleared from the lower lands and other hardwoods include Elms, Hackberries and Escarpment Cherry. The northwest corner of the property has a large mountain that rises almost 400' above the valley below making for stunning vistas.
Water: The ranch has 3,200 feet of frontage on Pulliam Creek which is the middle prong of the Nueces River. This creek runs fast and clear year round and includes deeper swimming holes along with shallow rapids. There is also approximately 2,300 feet of both sides of Spring Creek which is a smaller gently flowing creek of clear spring water very near the headwaters. A new concrete dam on the creek has created a large swimming and fishing hole on the property. There are also five water wells on the property and two tanks which are kept full by wells and are stocked with fish.
Improvements: Along with the high fence surrounding the property, there are three charming homes which have been recently renovated. Additionally, several barns, two greenhouses and one historical log cabin are on the property. The ranch has miles of new caliche roads running throughout the ranch and a serviceable airstrip. There are also 6 high quality tower blinds and many new protein feeders and corn feeders.
Wildlife: The ranch has been working hard to increase the quality of the whitetail herd through selective harvest and year round protein feeding and has an excellent quality deer at this time. There are also tremendous numbers of exotics including Axis, Blackbuck, Sika and Fallow deer. Turkeys are abundant along with the occasional Bald Eagle.
Minerals and Electric: Sellers have no minerals and there is no production. There are several electric lines on the property for ready access. |
