Chrystal Falls Ranch is approximately 4,000 acres located in Stephens and Young Counties, Texas. The property is separated into two contiguous sections that is divided by FM 283. The northern portion consists of 3,500 acres that is under high game fence and intensive wildlife management. The southern portion of the ranch is roughly 500 acres that has over a mile of river frontage along the Clear Fork of the Brazos River. Located on the southern portion of the property are the majority of the improvements including the custom designed ten bedroom hunting lodge, ranch managers house, livestock facilities, and barns.

The ranch is located along the bank of the Clear Fork of the Brazos River with portions of the ranch located in Stephens and Young Counties. The main entrance to the ranch is approximately 4 miles west of Eliasville, TX on CR 1974 then 1 mile south on AD road.
Distance to the ranch from Fort Worth is 100 miles with an estimated travel time of 2 hours. The easiest way to the ranch is to travel west on I 20 from Fort Worth, merge on Hwy 180 through Weatherford and Mineral Wells, once past Mineral Wells merge north on Hwy 337 toward Graford, stay on Hwy 337 and merge onto Hwy 16 to Graham, turn south on Hwy 67, and west on FM 701 (turns into FM 1974) to Eliasville.
The property can be accessed from FM 578, AD Road, or FM 283.

The custom built lodge was constructed overlooking the Clear Fork of the Brazos River to take in the amazing views of the Texas country side. The lodge is 2 stories with 10 bedrooms, 7 bathrooms, including 2 master suites, game room and large great room with an open kitchen, dining, and living area. The glass walls overlooking the covered patio with a built in grill really brings the outdoors in and highlights the view of the ranch. All furniture, fixtures, and home furnishings are included with the sale. Current owner had a COOP water line ran to both houses that includes over 7 miles of water lines running from the county road across the high fence and to the houses.
RANCH MANAGERS HOUSE
The original ranch headquarters house is an older ranch style 5 bedroom house that is in good shape. Located near the managers house are some of the livestock facilities including barns, and equipment storage sheds.
The ranch has approximately 1 mile of frontage along the Clear Fork of the Brazos River. Scattered throughout the property are 15+ ponds with the largest one being roughly 2.5 acres. The larger ponds and river provide great fishing opportunities. The current owner reports that throughout the drought the majority of the ponds never went dry. Along with the Clear Fork of the Brazos there are several other wet and dry weather creeks. Complementing all the natural water on the ranch is the extensive water line that runs for about 7 miles across the property that is capable of being tapped into if additional water was needed.
The ranch has been under an intensive wildlife management plan since it was purchased and has been under high fence management for the last 7 years and currently has a buck to doe ratio of 1:2. The current owners have been very selective and only harvest animals in line with their management program. This management has allowed there to now be a large amount of trophy whitetails to be seen on a regular basis. It is not unusual to see over 30 deer while on a hunt.
To improve the hunting and help increase the success and enjoyment of the hunters the owners have cleared a large amount of brush and made several large food plots. The largest field that has been cleared is over 30 acres with several smaller ones as well.
Along with the native wildlife of whitetail deer, hogs, turkey, dove, ducks, and varmints, the ranch is also stocked with axis deer and blackbuck antelope.
Waterfowl hunting is known to be good on the larger ponds and dove hunting is excellent around ponds and the large food plots and open fields.
Additional hunting equipment includes wildlife processing barn equipped with walk in cooler and all processing equipment needed. All stands, deer feeders, and hunting vehicles come included with the sale. An entire equipment list is attached.
To improve your shooting skills the ranch owners have constructed a shooting range out to 1,000 yards with metal target for your enjoyment.
The range conditions are typical for the area with a good mixture of open areas mixed in with the hardwoods, mesquites, and cedars. The current owner has spent a lot of time and effort in brush control. They have done extensive dozer work clearing fields for plantings food plots and improving the grass conditions for livestock grazing. The owner has also employed a mesquite cutting company that comes onto the ranch and cuts mesquites year round for firewood. Allowing these guys to cut mesquites has really opened a lot of the areas that are along the roads to increase visibility to see wildlife. Only smaller mesquites are cut down while the larger ones are trimmed to a single trunk leaving a good canopy for wildlife cover.
Currently the ranch is leased for cattle grazing that provides an income of $30,000/yr. The current lessee would be willing to continue leasing the ranch with the new owner. Average stocking rate for this country would be 20-25 acres per animal unit.
