Location: The Bar S Ranch is located three miles south of Annona, Texas, one hour east of Texarkana, Texas, and two hours east of Dallas.

Water: The highlight of the Bar S Ranch is the large 7 acre lake that sits in the center of the property. Extensive dozer work has been done around the lake to create an ideal place to put a cabin with tremendous views of not only the lake but the lush meadows below the dam. Currently the ranch is running around 150-175 cows with additional room to increase the herd. Rotational grazing, fertilizer, and weed control are used to help keep the pastures in good shape. The main grasses for this area would be, Bermuda, Bahia, native rye, and clover. The ranch is equipped with a newer set of working pens with a covered working area. Fences are in good condition.

Hunting: The ranch has a great mixture of both mature timber and open areas making it ideal for great hunting. The current owner has hunted the property very little and in turn the property has a tremendous population of whitetail deer. Other species on the property would be hogs, dove, waterfowl, and an increasing population of turkeys. The property would also be a good fit for a high game fence if the buyer were wanting to stock the ranch with exotics. Along with hunting fishing in the main lake is excellent.

Additional acres: Along with the 903 acres there is an additional 882 across the road that could be purchased as well. Combined, these properties would make a tremendous hunting, livestock, and recreational ranch.
