Location: The Bar S Ranch is located three miles south of Annona, Texas, one hour east of Texarkana, Texas, and two hours east of Dallas.
Water: The highlight of the Bar S Ranch is the amount of water that is located across the property. The largest water source would be the large 7 acre lake that is located on the western portion of the property. Extensive dozer work has been done around the lake to create an ideal place to put a cabin with tremendous views of not only the lake but the lush meadows below the dam. Along with the lake there are about twenty other ponds that are located across the ranch. Adding additional water and great hunting is White Oak Creek that runs through the majority of the property. The creek holds water year round and due to the amount of annual rainfall usually is running water. During the wet years there are also several flooded areas that provide great hunting. With a little work these areas could be turned into flood control areas to enhance the duck hunting. Located along the eastern portion of the property is a spot along the creek that is ideal for damming up and creating an additional lake. Depending on the size of the dam it would be possible to build over a 20 acre lake. The eastern portion of the ranch also has a large duck marsh that provides excellent hunting.
Livestock: Currently the main focus of the owner of the ranch is livestock production and grass management. Currently the ranch is running around 300-350 cows with additional room to increase the herd. Rotational grazing, fertilizer, and weed control are used to help keep the pastures in good shape. The main grasses for this area would be, Bermuda, Bahia, native rye, and clover. The ranch is equipped with a newer set of working pens with a covered working area. The majority of the fences are in good condition.
Hunting: The ranch has a great mixture of both mature timber and open areas making it ideal for great hunting. The current owner has hunted the property very little and in turn the property has a tremendous population of whitetail deer. Other species on the property would be hogs, dove, waterfowl, and an increasing population of turkeys. The western portion of the ranch would also be a good fit for a high game fence if the buyer were wanting to stock the ranch with exotics. Along with hunting fishing in the main lake and larger ponds is excellent.
