This long, very narrow shaped tract of land is located on the south side of the town of Matagorda and stretches from the town lots southeastward across intercoastal canal continuing across FM 2031 to northern edge of St. Mary's Bayou. Property is just over 400' in width and 2 miles long. Most of the property is within marshland/wetland. The property southeast of FM 2031 is classified as estuarine and marine wetland. A portion of the land is within the Matagorda Protection Levee.
There is approximately 400' of frontage along the north and south side of intercoastal canal. Only the south side can be developed as there is a Corps of Engineers easement on the north side.
