This Aransas River Ranch is part of the famous Rooke Ranch in Refugio County. What a unique opportunity to own 945 to 1,200 acres on the Aransas River. It is a great mixture of river bottom, large trees, thick brush, creeks/swales and great hunting.
Location: The ranch is located between Woodsboro and Sinton, Texas, approximately 20 miles north of Corpus Christi and approximately 15 west of Rockport, Texas, Access to the ranch is gain via an all weather easement road that extends southeast from Interstate Highway 77. Copano Bay is only a few minutes away by boat.
Habitat: The ranch is separated into two portions. The uplands, approximately 850 or 600 acres, and the river pasture, approximately 345 acres. They are connected by a short, approximate 1/2 mile easement. The soils on the ranch range from sandy and sandy loam soils, to darker heavy clay soils.
The upland portion of the ranch is relatively flat, with Chocolate swale running through the north and east portions of this part of the ranch. There is an approximate one acre pond that has been built to capture some of the water that Chocolate Swale carries. There are scattered oak trees, good grass and thick brush.
The river portion is much more undulating. It starts high and gently rolls down to the Aransas River. This river pasture has approximately 2.5 miles of river frontage. The river at this point is approximately 300 wide and 8 deep. It also has sandy soils, large trees and good brush. In the middle of the 345 acres, is a low area or slough, that would be perfect for a duck pond project.
Wildlife: It is low fenced with good deer and the ever-present wild hogs. The ranch is also set up to hunt dove and quail. It is located across from the Rob and Bessie Welder Wildlife Refuge. When the slough has water in it during the winter it is a haven for waterfowl. The fishing in the river ranges from catfish and bass to redfish and trout, depending on the tide and flooding.
Improvements: No structural improvements.
Water: There is an electrical water well located in the approximate middle of the upland portion of the ranch.
Electricity: There are electrical drops in the middle and southeast corner of the upland portion of the ranch and in the northwest corner of the river pasture.
Minerals: The owners do not own any of the minerals. There is a good surface use agreement that transfers with the property.
History: The ranch was founded in 1861 and has been enjoyed by the same family since then.
