Cattle Starter Operation
Property Type: Feed Pens, Irrigated Farmland, CRP & Home
Acres: 1,246 acres more or less
Location: Approximately 22 miles southwest of Muleshoe
This 1,246 acre property is well suited for a starter operation for yearlings or to raise dairy heifers. Considerable permanent fencing is found on the property and it lends itself to being a well rounded grazing and feeding operation. There is a nearly new, well-designed set of feed pens and working facilities with approximately 1,140 feet of concrete bunk. A lagoon to handle waste water is scheduled to be designed and built with the assistance of the Natural Resources Conservation Service EQIP program and will enable the feedyard to qualify for a TCEQ permit.
There are approximately 226 acres under two pivots. One pivot is a 2009 Valley that makes nearly a half-circle covering 160 +/- acres and is nozzled for 700 GPM. The other pivot is an early-model, reconditioned Valley that makes a full circle covering 66 +/- acres and is nozzled for 275 GPM. The pivots are supplied by 6 irrigation wells which are all equipped with submersible electric motors and pumps. The owner reports that both pivots will run at the same time with good pressure.
There are currently three Conservation Reserve Program (CRP) contracts in effect on the property totaling 543.1 acres with cumulative annual payments of $23,395.00. Contract #10170A pays $36.92 per acre through 2021. Contracts #10384 and #10381A pay $46.78 per acre and $45.52 per acres respectively through 2026. Both of these contracts are SAFE (State Acres for Wildlife Enhancement, i.e. Prairie Chicken) program contracts. The owner is in the process of bidding most of the remaining dryland acres into CRP as well.
There is a well maintained home of 2,654 sq ft (per appraisal office), located approximately 1.5 miles west of FM 1731 on an all-weather caliche road. The house has 4 bedrooms, 2 baths, living room, dining room, a large den and an attached 2 car open garage. Being conveniently located close to the pens makes the residence a valuable asset to the property.
This is an excellent small feedyard with enough irrigated acres to produce silage for an efficient operation.
