65 miles SE from D/T Dallas. Go SE US 175 43 miles to SH 274 SEVEN POINTS exit (skip going through Kemp, which is your first inclination). Proceed southwest on SH 274 18 miles to Key Ranch Road. This is a pretty drive BTW, through the community of Seven Points and Tool, Tx (about 18 minutes). Make a left on Key Ranch Road. Go precisely 2.1 miles to Buddy Routh Road and make a Left. There will be a tree in the middle of the road. Go around the tree, preferably to the right unless unless you are on a tractor. Go East on a line 0.6 miles to Deep Cove Drive and make a right.
