The Little Devils Falls Ranch in eastern Kimble County has been in the same Schreiner family for over 125 years. It was divided among the family on July 1, 2014. The property is very marketable and the other family members sold their parts to three different buyers within about eight months after the division. The property is 15 miles northwest of Harper and has good access on RR 385. The property is about 100 miles from San Antonio or Austin. It is about 35 miles from Junction, Mason, Fredericksburg, and Kerrville. These towns have all needed services. Fredericksburg with its numerous restaurants and shops is an easy commute for lunch or dinner. The property is less than 2 miles west of the Gillespie county line.

This tract has approximately 3,000 acres and about 1.3 miles of the perennial Little Devils River running through it. The river runs without interruption except for short periods during extreme droughts such as the 1950s and the recent drought. There is a good spring in the river which to the owners knowledge, has never stopped running. The river is easily accessible with gently inclined banks through the entire length. There are several pools scattered along the river and one waterfall. In addition, there are two springs located in the hills. Large live oak, elm, pecan, Spanish oak, mesquite, cedar, and cottonwood trees are present along the river and in the balance of the property. Shrubs primarily consist of persimmon, agarita, and white brush.

The property consists of approximately 60% hills and canyons and 40% gently rolling land. There is one good water well with a submersible pump and a pipeline system on the property. There is electric service to two locations on the property. Elevations range from 1,700 feet to over 2,000 feet. The views of this property and the surrounding countryside from the easily accessed hill tops are beautiful and unique. The canyons are varied and scenic. The sandy loam soils are not muddy shortly after a rain. Game includes deer, turkey, quail, doves, ducks, hogs, and predators. When a deer census was made by Texas Parks and Wildlife personnel, they commented that these were the biggest deer in Kimble County. The property has been rotationally grazed and brush control work has been carried out over the years. There is a good balance of open area and native brush throughout the ranch. The land is in excellent condition.

The property is being shown and sold by owner. Subject to the terms of an Agreement with Buyer's Broker a three percent commission will be paid to the buyer's licensed broker. The asking price has been reduced to $3,200.00 per acre or $9,600,000.00. The final acreage and sale price are contingent upon the survey of the division line and computation of the final acreage. The owner owns one-third of the minerals and one-sixth of the minerals are negotiable. There is an adjoining tract containing 3,700 acres that can be purchased with this property. The owner will provide a current survey and basic title insurance. A copy of the existing phase one environmental report will be provided by seller. The property is served by the Harper Independent School District. The property qualifies for agricultural valuation.
