Overview: This property is comprised of 2,343 acres of highly productive rice farming, cattle ranching, and waterfowl hunting land. The property offers exceptional investment and recreational opportunities and is located just 1:30 from Houston and 0:30 from Victoria. Location: This property is located approximately 15 miles northwest of Edna Texas. The property is accessed from County Road 127 via FM 822.

Topography: The property consist of flat level ground with none of the property located within the flood plain. The soils are sandy loam with a heavy clay base approximately 12" below the loam.

Wildlife: This property is located in an area of the state that is well known for it's impressive concentrations of waterfowl. An abundance of ducks, geese, sandhill cranes, and other wetland wildlife are present during the fall and winter months. With it's abundant supplemental water, rice production, and prime location along the flyway, this property could easily be developed and managed to produce one of the premier waterfowl hunting properties in Texas. Dove hunting can also be excellent. Deer and feral hogs are also commonly found on the farm traveling to and from the neighboring brush and timber.

Improvements: The property is perimeter fenced and has multiple cross fences with gates that are all in excellent condition. A well designed and functioning water delivery canal and drainage system is in place to move water from the irrigation wells throughout the entire property. There are two 18" irrigation wells. One of the water wells was recently drilled in 2014. There is a 40 acre waterfowl hunting impoundment with lots of opportunity for many more. There is a steel working cattle pen and loading facility. There is also a water well with underground piping to all pastures with water tanks. Approximately 587 acres are planted in jigs Bermuda grass.

Water: Water is one of the most precious resources in Texas and this property has lots of it. There are 2 large 18" irrigation wells on the property, and each well produces in excess of 2,500 gpm. A third 18" water well that also produces over 2,500 gpm is also available under standing water usage agreement with the adjacent landowner. All 3 wells are powered by Caterpillar natural gas engines. There are also two additional water wells on the property dedicated to providing water to the cattle ranching operation. One is located at the cattle pens and the second is centrally located with underground piping to water troughs throughout the property. Groundwater in the area is from 80' to 1,200' and is excellent quality

Electricity: Electricity is available at the water wells and cattle pen and is accessible throughout the property.

Minerals: No minerals are available with the sale. There is no production on the ranch.
