This irrigated San Saba River stock farm is a going-concern livestock operation. All of the amenities are in place to be operated as a farm and/or concentrated livestock grazing operation.
The property has one very good deep Hickory Sand well that produces 600 gpm and several river wells for a total of 1,200 gpm. These water sources furnish water to 2 center pivot systems and two smaller irrigation systems.
This farm owns 421.54 acre feet of irrigation water rights from the San Saba River some of which are senior rights. This represents the largest block of adjudicated water rights on the San Saba River in Menard County.

Located 8.5 miles east of Menard and U.S. Hwy #83 on RR #2092. Approximately 3 miles northwest of State Hwy #29 approximately. 2 hours to Austin and San Antonio and 1 1/4 hours to San Angelo, the trade center of West Texas.
