Information from Seller:

Photovoltaic Array:

This is a 7 KW Grid Tied system, meaning it pushes electricity first to the house and then into the Grid when the needs of the house are not as much as is produced. PEC is a net metering COOP and we use more than we produce, but not much more.

Wind Turbines:

These are both Sky Stream 3.7 KW turbines. These have worked great and hardly ever stop moving. They are designed to produce in both high wind and low. These are grid tied again.

Whole House Lighting Strike Arrestor System:

On the telephone pole I purchased a whole house surge protection system. It attacks like a shock absorber in taking up excess electricity coming down the PEC line before it surges over the Electric Panel.

I was losing a lot of electronics before this was installed and none since.

GEO Thermal A/C and Heat:

I have installed 7 well holes (one hole for each Ton of A/C system) on the side of the yard. The Water cooled vs air cooled is very efficient and will survive a lot longer than a normal A/C system.

The system uses much less energy and gives a more even rise or drop to temperature. Also, the Air delivery system has three zones controlled by internal dampers. This allows us to direct heat where we want/need it. We do not use the upstairs so much, and heat rises, but in the summer we can direct a lot of cooling when we want it.

40,000 gallon Rain Water Harvesting:

This tank cost around $.75/gallon. I installed the pipes for around $5,000 as I plumbed it myself and dug a lot of the ditches myself.

The pump cost around $1,000 but uses much less energy getting water from the tank to the house vs the bottom of the well to the house. Total cost around $35,000.

Solar Evacuated Tube Hot Water Heaters:

I have disconnected these after a lightning strike burned out the pumps (one of the reasons I put in the Whole House Surge Protector).

I have many more tubes and headers in the barn. These could be restarted rather easily with new pumps and monitors.

Other Items of Note:

1) The fireplace is not an insert, its Masonry and draws superbly. You do not notice any smoke marks outside the mantel.

2) The mantel rocks are from the land just north of the dear feeder. My self and Kathy picked these out.

3) The Kitchen has a commercial grade stove top.

4) There are water lines that run to the barn, and when we had horses this is how we watered them.

This is truly a special house. This house sips electricity, and the rain water extends the life of all appliances over the well water (and rain water feels great on the skin).

The Pool and decking make this an oasis in the summer, and an outside paradise.

On July 4th and January 1st you can see fireworks from Dripping Springs, Wimberley, Johnson City and Blanco.
