Bell Ranch is a very scenic, rough country ranch with good grass. The perimeter of the property is fully fenced in good to average condition. There is a lot of elevation change from the bottom of Lost Mule Creek which runs through the center of the ranch to the upland eastern side along Hwy 70. Heavy cedar covers the draws and canyons, with mesquite on the eastern side providing outstanding wildlife habitat. The wet weather creek has lots of pools from the recent wet season. There are two sets of pens; one set and a well at the head of Pole Canyon, leading Southwest toward the Caprock Canyons State Park. The ranch is leased month to month with the tenant owning the solar panel and pump at the well. The five dirt tanks scattered throughout the south half of the ranch are the water sources for livestock and wildlife. The minerals and wind royalties have been severed and are not available for purchase. This ranch offers a lot of recreational opportunity with rough terrain and wildlife habitat.
