In the 1860s, a Kerr County pioneer began his quest of acquiring some 10,000 acres of prime Kerr County Divide Country. In the 1880s, he built a two room cabin on the banks of Johnson Creek and moved his family from Ingram to the ranch. It is said that the current La Tijereta Ranch house was built around the original 1884 two room cabin. As time and generations came and went, the land was divided between heirs. Some was retained by family members and some was sold. La Tijerita Ranch is a portion of the original Sproul Ranch and is offered for sale for the first time outside of family members.
La Tijereta Ranch is located just 4-1/2 miles west of Mountain Home, 7 miles from IH 10, 26 miles from Kerrville and only 86 miles from San Antonio. The drive from San Antonio International Airport is just over 1 hour. The start of the main ranch is 1-1/2 miles from State Highway 41 via an all-weather caliche road. There are no easement roads traversing the ranch. This ranch is located just far enough off the road that you can enjoy peaceful seclusion yet still have easy access.
Gentle hillsides abut fertile bottom land where the main headquarters is located. Huge hardwood trees surround the headquarters. There is approximately 70 acres of cleared pastures that are suitable for cultivation, horse arenas or even a private landing strip. The ranch headquarters consists of the wood frame ranch house, numerous wood barns and various storage facilities. There is also a hunters cabin located across the creek from the headquarters. Nearly 1-1/2 miles of Johnson Creek runs through the ranch. This portion of Johnson Creek is a seasonal creek bed, however, there are periodic pools of water along the creek bed after rains. During and after heavy rains, water flows along the creek bed. Another wet-weather creek flows through a portion of the East 298 acres pasture.
Kerr County and particularly the Mountain Home area are world renown as a hub for exotic game breeding and hunting ranches. La Tijereta Ranch would be ideal for a trophy whitetail or exotic game operation. Existing hunting is superb for native whitetail deer, free ranging exotic game, hogs, and turkey.
The owner of the ranch has expressed that two ranch horses be conveyed with the ranch. These horses are a bit of the ranch history and will be left to pasture out their lives. There is presently a grazing lease that can be cancelled or possibly continued with the new owners.
The ranch is presently under an agricultural exemption. Any change of use by new owner after the sale may result in roll-back taxes.
Fifty per cent of the total minerals will be conveyed with the sale.
Telephone service is provided by Hill Country Telephone Company and Electric service is provided by Bandera Electric Coop.
Seller will owner finance with a substantial down payment (terms to be negotiated). Seller desires Buyer to participate, at no additional cost to Buyer, in a 1031 Exchange.
