This is a true quail ranch!
This is an absolutely premier bobwhite quail ranch in the Texas pan- handle with stunning numbers of wild, natural birds on the Washita River. This is one of the last of the great quail ranches, sitting in the heart of the largest sand sage community in the United States, and is arguably the only ranch of its kind available on the market today. It has been very intensely managed for 15 years, and hunters can expect to flush 16-18 coveys per day in normal years, and 9-12 coveys per day during drier periods.
This property is well within my mythical quail belt which runs about 100 miles either side of a line from Sweetwater, TX to Sweetwater, OK. Quail Habitat: Key vegetation on this ranch for important forage and nesting cover for the quail include significant levels of sand sage, aromatic sumac, shin oak, plum thickets, oak motts, broomweed, and bunch grasses including blue stem. The quail have excellent amounts of shade cover and moist soils. There are over 180 quail feeders in place that supplement the natural forage base year round with a 60% milo/40% corn mix. It is important to note that the ranch has both North and South sides of the river, with important soils mainly comprised of Springer Sandy Loam. Quail population numbers are estimated to be about 1 quail to 3-4 acres.
Wildlife: The whitetail deer gross score in the 155 to 160 class range, and they have rarely been hunted. Turkeys are plentiful along the Cottonwood-lined river which runs all year long. There has not been any commercial hunting on this ranch.
Location: The ranch is between Canadian and Wheeler in the South- eastern part of Hemphill County. It is 115 miles East of Amarillo, and 170 miles West of Oklahoma City.
Water: The ranch has over 3 miles of the Washita River, 12 water wells and troughs, and multiple creek beds that run across the ranch.
Improvements: The steel building is approximately 6,000 square feet in size and has storage space for multiple quail rigs and equipment, and living quarters with full utilities, and an air-conditioned bath, kitchen and bunk room.
Land: The ranch is divided on two sides of Ranch Road 2654 with approximately 1,600 acres on the West and 4,175 acres on the East. Large neighbors surround it, and most are 7,000 to 10,000 acres in size. There are over 150 feet in elevation change.
Misc: The ranch is under a conservation easement, and the seller does not own any minerals. There are a series of well-managed gravel base roads on the ranch as a result of operator activities.
