The Poquito Grande Ranch, located northwest of Brackettville, has water distributed throughout the ranch from the water well located near the headquarters - a great asset during these times of drought. The water well is approximately 180' deep and is equipped with an electric submersible pump. The water is pumped into a huge concrete reservoir. Water is distributed by pipeline from the reservoir to numerous water troughs located in good hunting areas.

The ranch is ready for improvements - the sky is the limit! There is a new 36'X20' metal shop with 15' over hangs on each side. The shop has ample room to store ATVs, tools and ranch supplies. Three RV hook-ups with electricity, water and sewer are located adjacent to the metal shop.

Another bonus - two-wheeled drive ranch roads to all parts of the ranch offer spectacular views of the mountains, canyons, wide valley and floral vegetation. While driving around the ranch, it's common to see game animals grazing on guajillo and other nutritious plants where cedar has been cleared.

The ranch is enclosed by a new game fence on three sides. The north end of the ranch is enclosed with two-half miles of 48 new net wire fence. High fence posts are in place where the 48 net wire fence is located. It would be easy to complete the high fence along the north boundary of the Poquito Grande Ranch. The northwestern portion of the ranch joins Kickapoo State Park. The park encompasses about 6,000 acres. The remainder of the low fence joins the 5,000 acre Coates Ranch.

For several years the ranch has not been commercially hunted. The owner and his family normally harvest 8 to 12 deer per year, three which are whitetail bucks. Due to the severe drought in 2011 the owner allowed only three whitetail deer to be harvested during the 2011 hunting season. Whitetail deer, wild turkey, dove, quail and a few exotics are the primary game animals. Numerous hunting blinds, deer feeders, and feed pens remain with the sale of the ranch.

The land has an ideal cover of rich high protein vegetation. There is an abundance of desirable forbs and shrubs including guajillo, purple sage, kinneykenick, persimmon, shin oak, and shinnery oak brush. Primary tree cover includes Live Oak, Spanish Oak, Pinion Pine and Cedar. The landscape is covered with high protein vegetation that is necessary to produce large whitetail deer.

The Seller will retain of the mineral interest owned with the sale and purchase of the property.

The ranch is located 16.3 miles north of Brackettville, Texas and 4.1 miles West of RR 674. Access to the ranch is an easement road from RR 674 to the ranch. The easement road is fenced and access is insured by an Owners Policy of Title Insurance.
