C.R. 3315, Pearsall, Texas 78061
DESCRIPTION: Perfect-sized hunting ranch located in highly desirable Frio County. This ranch offers good low fenced, free-range hunting for a complete range of native wildlife including whitetail, quail, turkey and dove. Good brush diversity, large trees, rolling hills and creek bottom areas add variety to the land. Owned and operated by the same family since 1972.
IMPROVEMENTS: A charming 3 bedroom, 1 bath cabin includes a covered front porch entrance and covered back grill patio. Features include a living room with wood paneled walls and ceiling, fully equipped kitchen and adequate sleeping accommodations. A separate bunk house with bath provides additional sleeping accommodations. Located nearby is an outdoor firepit patio with palapas-style roof, bird-cleaning house, and metal equipment barn with storage. Recent perimeter fencing is 4-5 strand barbwire.
WILDLIFE: The area is renowned for producing an abundance of native wildlife. Large free-ranging deer can be found plus an excellent population of quail and turkey. Large trees along the drainage areas, and in the selectively cleared areas, provide good roost habitat for turkey. The selectively cleared areas also provide good quail hunting opportunities.
WATER: There are 2 water wells. One water well provides water to the house, and the second well provides water to one of the 2 tanks. Water is believed to be 200-300 feet deep. Buckhorn Creek traverses the property providing pools of water in wet times.
VEGETATION: The ranch has all the necessary browse to grow large, free-ranging deer. Brush species include guajillo, guayacan, granjeno, black brush, persimmon, white brush, mesquite, prickly pear and many more. Terrain ranges from rolling hills to bottom land with deeper soil. The owner has selectively cleared areas of the ranch over the years to enhance quail habitat. In these areas some re-growth mesquite and huisache are present. There is good drainage throughout the ranch with Buckhorn Creek being the main creek. Large oak, elm, and hackberry trees can be found along the creek.
MINERALS: Negotiable. There is no production on the ranch.
TAXES: $1,412.73 - Agricultural exemption.
