LOCATION: This property is located on the west side of C.R. 209 just north of C.R. 211 and is situated about 5 miles northwest of the town of Hungerford and about 7 miles southwest of East Bernard.
SHAPE/TERRAIN: It is basically rectangular in shape and has mostly open, level terrain utilized as row-crop farmland. The land does slope at the rear, west end of the property and has some wooded terrain adjacent to the West Bernard Creek on which it has about 4/10 mile of accessible creek frontage. The creek is typically a shallow, winding creek with fairly clear water and small sand bars.
SOILS: The primary soil types are Lake Charles clay (Class II - 40%), Bernard clay loam (Class II - 22%), Telferner (Crowley) fine sandy loam (Class II - 20%), and Edna fine sandy loam (Class III - 18%).
FLOOD PLAIN: About 15% of the property is located within the boundaries of the 100-year flood plain associated with the West Bernard Creek.

EASEMENTS: There are three locations where there are oil and gas field surface structures on the property and two pipeline easements cross the property.

FROM EAST BERNARD at US 90-A, go SOUTH on SH 60 for 1 mile, turn RIGHT on FM 1164 and go 3.7 miles, turn LEFT on CR 209 and go 2 miles and find the property on the RIGHT.
