This property has great hunting plus income producing cultivation. There are trophy deer, turkey, lots of quail, dove and hogs. You can hunt and run cattle, plant wheat for a stocker operation and enjoy the abundant wildlife. There is little traffic on the county roads and the property has never been leased for hunting. This property is bordered on the east by a large ranch that was the Swenson Ranch at one time. The west side of the property is very secluded. There are parts with high (great view) and low elevations and the entire ranch is full of wildlife. A seasonal creek runs through the property and is a roosting habitat for turkey. The entire ranch is fenced, there is electricity and five stock tanks with abundant water. Some minerals are available. Property is located west of Throckmorton. Invest in land. They're not making it anymore! (Quote from Will Rogers)
Take U. S. Hwy 380 west from Throckmorton or east from Haskell until you reach County Road 273. Go north for approximately five miles to the southeast corner of the property. The east side borders CR 273 for approximately two miles.
