LOCATION/OVERVIEW: Lake Creek Ranch, is located in desirable Uvalde County, approximately 25 miles northwest of Uvalde (airport, supplies: Wal-Mart, Uvalco, Oasis Outback, HEB, etc), Texas. It is approximately 4.5 miles northeast of the small community of Montell and is accessed via an all-weather easement road from CR 416, which is an asphalt-paved, county maintained road. The ranch features approximately 5,116.69 majestic acres and boasts a spring-fed lake and several springs and small streams descending from canyons.

IMPROVEMENTS: The ranch features a nice, well-maintained brick house and enclosed metal barn at the headquarters, as well as a three-sided metal implement barn that is located a short distance from the headquarters. Approximately 3/4 of the perimeter is high-fenced and in good condition, with the remaining perimeter fencing being standard height and in a condition ranging from fair to average. The ranch features an extensive road system.

TERRAIN/VEGETATION: The ranch features a good mix of rugged hilltops, canyons, and fertile bottomland, with a combination of cleared fields and mature hardwoods along the bottoms. The bottomland areas feature numerous mature live oaks, Spanish oaks, cedar elms, walnuts, and pecans, among other species, along with native brush. Two known Indian middens are present on the ranch. Elevations range from just under 1,400 feet near the entrance, to roughly 1,972 feet on a hilltop at the east end of the property.

WATER: One of the primary features of Lake Creek Ranch is a beautiful spring-fed lake, which was never known to go dry during the recent drought. The lake is fed by Lake Creek, as well as an unnamed drainage that traverses the norther portion of the ranch and features several permanent springs. There are several drainages that emerge from the canyons scattered throughout the range. At the far south end of the ranch, an additional permanent spring which represents the headwaters of Blucher Creek provides an additional permanent water source for wildlife. The permanent streams present on the property exhibit gravel or limestone bottoms and feature crystal-clear, pristine waters. In addition to the surface water present on Lake Creek Ranch, there is one well with submergible pump located near the entrance, which serves the headquarters.

WILDLIFE: The ranch features an abundance of game. White tail deer, hogs, turkey, quail and axis deer have all been observed, along Aoudad sheep.

MINERALS: Mineral conveyance is negotiable.

SUMMARY: Lake Creek Ranch offers excellent seclusion and privacy, with a desirable mix of bottom country traversed by permanent spring-fed streams, lined with an abundance of mature hardwood species, set against a backdrop of steep hills and wide canyons. The ranch is adequately improved to be enjoyed as it is today. However, in our opinion there are endless opportunities to develop this diamond-in-the-rough. Through selective brush/cedar removal, infrastructure expenditures, and/or structural additions, there is the possibility to greatly enhance the property and make it your own.

FINANCIAL/TITLE: Listing Price is $1,595/ acre, or $8,161,120.55. Seller will provide current survey and basic title insurance. As stated, conveyance of all or part of owned mineral estate is negotiable. There are no other known utility easements encumbering the tract, aside from typical electric service line easements serving the existing improvements. The ranch is entirely located in Uvalde County, in Nueces Canyon ISD, and all but 5.71 acres feature 1-D-1 Wildlife-exempt status. The total for 2015 taxes was approximately $12,502.57.
