The Yolo Ranch is an extraordinary ranch consisting of approximately 3,000 acres of expertly managed habitat for wild quail production, a headquarters compound that is unmatched, a 20 plus acre lake and many other amenities. It is located in a honey hole of red sands in southern Medina County allowing for extraordinary populations of quail and other wildlife. With the improvements and lake added in, this ranch is a year round recreational paradise or permanent home, given its accessibility to Hondo and San Antonio. The asking price includes Sellers owned minerals!
The Headquarters compound is architecturally designed and constructed. It consists of a 10,745 SF main home, designed with entertaining in mind, that includes the multi-bedroom owner residence and 4 identical guest quarters around a landscaped courtyard. Nearby, on the other side of the pool, is a second home that is a 4 bedroom, 4,969 SF home. Adjacent to the pool are a pool house, bathrooms and an exercise room. Further complementing the compound are a tennis court, croquet court and numerous outdoor grilling and relaxing locations including a deck above the main house for enjoying sundowners or the stars. The exquisite landscaping ties everything together and creates a haven for birds and butterflies making this compound into something more than special.
Nearby, the 20 plus acre lake provides a variety of year round recreational opportunities including fishing, boating, swimming, water-fowling and bird-watching. There is a boat dock with a shaded picnic area as well. Head away from the compound the other direction and there is a fully outfitted multi-house clay pigeon set up around a small lake with a covered area for participants to enjoy the shade between rounds.
In addition to the big lake there are numerous smaller lakes, tanks and waterholes throughout the ranch further helping the wildlife management program. The water for the ranch is provided by several sources. There are 12 shallow water wells; two domestic exempt Edwards Aquifer wells, one of which is physically capable of pumping higher volumes with necessary permits, pumping rights and pump, plus three Yancey Water Supply meters. In addition, owner is in process of converting 9 of the shallow oil wells to water service.
Separate from the headquarters compound are the foremans home, several equipment barns, feed silos, pens, etc. to meet ranch operational requirements.
The majority of the ranch has been expertly managed for quail but also has fantastic deer and turkey habitat. The ranch is traversed by Tehuacana Creek and several other drainages; these riparian zones provide excellent habitat for wildlife. The brush sculpting has been done with both the quail population and quail hunter in mind. Discing and/or planting of both annuals and perennials are also utilized to further improve natural habitat successional components.
We would be remiss if we failed to mention the Dove hunting opportunities; Yolos location south of Hondo places the ranch in an area renowned for Dove hunting.
Yolo Ranch is completely high fenced for deer management. The ranch is in the early stages of developing its trophy deer in addition to the trophy quail. .
Minerals: The Sellers believe they own most all of the minerals associated with the ranch. The Sellers owned minerals will convey and equally important, the Sellers own the operating company that operates on most of the ranch (and some adjoining acreage) and will convey that company to the buyer so buyer will have significant control over oil and gas activities on the ranch. The ranch is situated over the shallow TaylorIna Oil Field that uses small stripper wells that produce low volumes of oil from each well.
