SAN SABA RIVER RANCH

The San Saba River Ranch truly has it all!! The ranch is right at 2 hours from both San Antonio and Austin. It has paved access on Hwy 87, yet is very secluded by means of a private road.
IMPROVEMENTS: A 3 bedroom/1 bath 1800+/- square foot cabin built in 2008 overlooks the river and is tucked under large elm, live oak and pecan trees. The rough-hewn wood exterior gives a great rustic hunting cabin look (complete with outside shower!) while the inside would please any lady. One of the best features is the 600 square foot porch with vaulted roof where you can sit with a cold beverage and enjoy the view and sound of the river below. An attached garage provides good storage.
The east side of the ranch is high fenced and the field has a new game fence. The remainder of the ranch is low fenced, with the west side being new.
WATER: Water is the greatest asset on the ranch! The pretty San Saba River flows for over 4900 feet along the north side of the ranch. The river has still water spots that are great for fishing, kayaking and swimming. Most of the river bottom is solid bedrock and a unique feature is a natural ford. The springs in the riverbed continued to produce water even during the severe drought of 2011.
The ranch also has 3 wells, one has been tested at 100 gpm, another produces 75 gpm and can be used to supplement the approximately one acre tank, appropriately named Sombrero Lake by a granddaughter.
GAME: Tremendous deer and dove populations bless the ranch and provide loads of fun, successful hunting. There are also turkey, hogs and various varmints.
TERRAIN & VEGETATION: The terrain is appealing here in the San Saba River valley with great wildlife habitat. Some of the acreage is rough and rugged with typical Hill Country vegetation of live oaks, cedar, mesquite, persimmon and agarita while other parts are neatly kept and parklike. The field is about 15 acres and is currently planted in sunflowers, making for superb dove hunting!
MINERALS: A percentage of the mineral estate is owned by the seller and would probably convey with an acceptable contract.
TAXES: Ag-use valuation is in place.
