This wash channels runoff to the livewater South Groesbeck Creek, which lies just one mile west of the ranch. The Groesbeck Creek region is known for its good deer population, and this tract benefits from it.
There is a water well on the east side, with an electric sub pump. A utility meter is already in place, and rural water is just 1/2 mile down the road, which makes this ranch a good place to build a home too. Other improvements include perimeter fences and public road frontage on two sides.
The Cornerpost Ranch is a good combination of classic Texas ranching and whitetail deer hunting.
