The property lies just west of Fort Worth 56 Miles, 88 Miles from Dallas, and 95 miles from Abilene. Nearby airports include Mineral Wells Airport, which has a 6000 ft. runway and Sportsmans World Airport located just south of Possum Kingdom Lake, which has a 4,200 ft. runway.


The ranch has excellent fishing in each of the stock ponds. Various species of wildlife including whitetail deer, hogs, duck, and dove can be found on the ranch.


There are 3 stock ponds on the property. The largest is located on the west border of the property right in the center. There is a community waterline that runs along the western border of the property along HWY 4. The annual rainfall for this area is approximately 31 inches.
