Just 45 minutes west of historic downtown Fort Worth, amongst the hills and mountains of Palo Pinto County, lays a 98 +/- AC Estate ranch like no other. With frontage on HWY 4, this property is a very short drive to Interstate 20 and to the quaint town of Santo, TX. The town was founded between 1850 and 1860 by J.D.T. Bearden and was originally called Grand Ranch.
The property has a total of 2 residences and 2 barns. The main house is approximately 3500 SF and was constructed in 1998, however it was recently remodeled inside and out. A welcoming front porch, marble countertops, stainless steel appliances, and hardwoods throughout are just a few of the features that make this house feel like a home. The second residence is a simple 2-story cabin overlooking the southern most pond on the property. This cabin is great for guests and entertaining by the water. There is a large fully enclosed barn with 3 bay doors that is located by the main residence. This barn could be easily converted to a horse barn, but it is currently used for tractor and implement storage. The other barn is set up by the working pens and is used for feed storage and a horse barn. The entire property has perimeter fencing and there is pipe and cable fencing along the frontage on HWY 4. A very nice asphalt drive welcomes guests from the highway all the way to the main residence. There are some rough cut roads in various areas of the ranch leading to different pastures.
Palo Pinto County area is known for being the northern stretches of the Texas Hill County, as well as excellent bottomland and productive soils as the Brazos River bottoms run through much of the county. Enjoy beautiful views of the surrounding hills and mountains in the area as you drive onto the property. There are three main soil types found on this ranch; Lindy Clay Loam, Truce Fine Sandy Loam, and Bonti-Exray Complex. A majority of the property is in Lindy Clay Loam, a Class 3 soil type, and can be used for cultivation, crops, woodlands, livestock, and horses. Much of this property could be put into hay production due to the consistent level ground and good soil.
The property lies just west of Fort Worth 56 Miles, 88 Miles from Dallas, and 95 miles from Abilene. Nearby airports include Mineral Wells Airport, which has a 6000 ft. runway and Sportsmans World Airport located just south of Possum Kingdom Lake, which has a 4,200 ft. runway.
The ranch has excellent fishing in each of the stock ponds. Various species of wildlife including whitetail deer, hogs, duck, and dove can be found on the ranch.
There are 3 stock ponds on the property. The largest is located on the west border of the property right in the center. There is a community waterline that runs along the western border of the property along HWY 4. The annual rainfall for this area is approximately 31 inches.
