LOCATION/OVERVIEW: Bass Frontier Ranch is located in Kinney County, near Spofford, Texas, containing a total of 5,400.08 +/- acres. It is approximately 10-12 miles south of Brackettville, 36 miles north of Eagle Pass (Wal-Mart, Lowes, HEB, Academy Sports & Outdoors, etc.), and 42 miles west/southwest of Uvalde (Wal-Mart, Uvalco, Oasis Outback, HEB, etc). Further, the ranch is located within a convenient 2 hour drive of San Antonio. The ranch features frontage along State Highway 131, FM 1908, and a county road known as Las Moras Road. The frontage affords ease of access to all portions of the ranch. State Highway 131 bisects the ranch into two portions: The main 5,365.81 +/- acre portion along the west side of 131 and the 34.27 +/- acre portion featuring a private airport, located along the east side of 131.

IMPROVEMENTS: Outstanding facilities. Main headquarters includes a 3,900 +/- SF Lodge, which has recently been remodeled and features 5 bedrooms and 3 bathrooms, three additional guest cabins/casitas featuring a combined total of 5 bedrooms and 3 bathrooms, several implement sheds, and adequate deer-cleaning/processing facilities. TERRAIN/VEGETATION: The Bass Frontier ranch is classical south Texas strong grassy flats with an abundance of mesquite and an assortment of deer browse, including Guayacan, Twisted Acacia, Guajillo, Granjeno, Blackbrush, Whitebrush, and prickly pear. Thousands of oak trees line the area along the Las Moras Creek basin. The overall topography of the tract is gently rolling, with no drastic elevation change exhibited.

WATER: The water features of Bass Frontier Ranch are its greatest attribute over 2 miles of Las Moras Creek flows through the western portion of the ranch. There are a total of 16 lakes on the ranch (including the aforementioned 14-acre lake adjacent to the owners house), and all but three can be filled via diversion of Las Moras Creek flow. A total of up to 110-acre feet of water per annum is permitted to be diverted from Las Moras Creek.

The headquarters and other houses are provided water by two water wells.

In addition to Las Moras Creek, two other named wet-weather creeks traverse the property in roughly a north-south direction. Salado Creek traverses the middle portion of the ranch and Imperialist Creek traverses the far eastern portion. Several tanks along these drainages catch water during times of rainfall.

WILDLIFE: A top-notch deer breeding facility is located near the headquarters. The sale includes an MLD permit and the current breeding program has been in operation for over 10 years, with breeding, management, and release of these deer onto the ranch taking place. All deer go with the sale of the ranch. As of May 2015, there were 91 deer in the pens, with fawning in progress. In addition to the superb whitetail genetics that go with the sale, the ranch supports a strong population of turkey, quail, dove, ducks, and axis deer.

MINERALS: Owner will convey one half of owned mineral estate. A portion of the acreage is Mineral Classified. Of the majority of the remainder, it is believed that 100% of minerals and executive rights and 50% of royalty interest is owned, with various fractions owned on the rest of the ranch. Prospective buyers are advised to independently investigate the mineral title of the property to satisfy any questions/concerns they have pertaining to the mineral estate.

SUMMARY: Bass Frontier Ranch is a state-of-the-art hunting and family/corporate recreational ranch. There are no other known utility easements encumbering the tract, aside from typical electric service line easements serving the existing improvements. The ranch is located in Brackett ISD and 2014 1-D-1 Wildlife-exempt taxes were approximately $15,757.30.
