Description of the Land
|
With 2 1/2 miles of Sabanna River this ranch is a true Texas gem. The limestone bluffs rise 100+ feet above the river offering tremendous views of the surrounding mountains and river bottoms. Hunting is excellent for deer, turkey, hogs, quail and dove. The owner is a founding member of the Caddo Wildlife Management Association and the property qualifies for extending hunting seasons under the guidelines of the Texas Parks and Wildlife. Genetics in the area were improved years ago with the stocking of King Ranch deer. The waters of the Sabanna are crystal clear due to the limestone base and deep pools. Water in the river and surface tanks contain catfish and bass. There are abundant live oaks, spanish oaks, dogwoods, pecans and plum thickets with no cedar and very little mesquite. A comprehensive food program has been administered by the land owner for the past 6 years involving on demand feeder programs and established year round food plots.
Oz Canyon, a limestone bluff bordered area of the Sabanna River is covering in dense Dogwood forest with mexican buckeyes scattered about. This are was named by a descendant of one off the original owners as it reminded her of a scene from the original Wizard of Oz movie. The views from the bluffs in this are are breathtaking. One ridge overlooks Comanche Camp, one of the sites favored by the Comanche Indians until the mid 1800's. Numerous indian artifacts have been found.
Electric service is established and coop water is nearby. Fencing is good to excellent with partial high fence in place for 1/2 of the ranch. Conveniently located south of I-20 about 10 miles south of Eastland fronting on FM 1027.
Amazing opportunities abound for the outdoor enthusiasts whether you enjoy canoeing, kayaking, fishing, hiking, photography, swimming, hunting or just relaxing this ranch has something for you.
