This prime irrigated farm with strong water is located in a very competitive farming area of the Texas Panhandle. Sitting on approximately 3 miles of frontage on Hwy 297, this farm is developed for maximum efficiency in the production of corn, corn or sorghum silage, cotton, wheat, alfalfa, soybeans and other specialty crops. The farm is separated is equipped as follows:

West ½ of Section 7 and All of Section 8 Containing A Total of 960 Acres More or Less-

This farm is equipped with a Reinke sprinkler nozzled for 2,000 g.p.m. covering 360 acres and a second Reinke sprinkler nozzled for 2,100 g.p.m. covering 370 acres. Each sprinkler is spaced on 60” centers with long drops and standard tires.

There are four irrigation wells in use on section 8 and they are pooled with two irrigation wells on the west ½ of section 7 by high pressure underground pipe.

Three of the six wells are used in one sprinkler and three in the other, running both sprinklers at the same time.

There is a set of steel shipping pens with metal wind-breaks located just off of Hwy 297 in the area of the southeast corner of section 8 and the southwest corner of the west ½ of section 7 with a permanent, single deck loading/unloading chute and stock water piped in PVC pipe to the pens from a domestic well (equipped with a submersible electric motor, pump and control panel) located in the northwest corner of section 8.

East ½ of Section 7 and All of Section 6 Containing A Total of 937.439 Acres More or Less (Save and Except Certain Tracts Not Owned By Seller)-

This farm is equipped with two Valley sprinklers (2280 ft. and 2077 ft.) three Zimmatic sprinklers (1010 feet each), seven irrigation wells with turbine pumps and gearheads, two domestic wells with submersible electric motors and pumps 3000 square yard gathering pit for one sprinkler and turbine booster pump at the pit to provide pressure, and a large set of metal, cattle working pens.

In summary, the well depths in this area are deep (should be confirmed by the water district) which should add premium value over an extended period of time. Advantages of location include approximately 3 miles of highway frontage, located in close proximity to the Sunray Coop elevator approximately 6 miles to the west at Coldwater, approximately six miles from two large feedlots in either direction with Hwy 297 leading to Dalhart, Texas to the west and access to the east on Hwy 297 to US Hwy 287.
