Details about the Land
Description of the Land
River Oaks Ranch boasts 5 miles of Colorado River Frontage providing unparalleled hunting, fishing, boating, and water rights that date back to the early 1900s. These rights, because of their seniority, are tremendously valuable to a landowner interested in agricultural production requiring irrigation. The river frontage location has resulted in rich mineral deposits and alluvial soils that create a potential for a world-class pecan orchard, crop farm, or some of the best hay production in the county. The ranch also features multiple pastures for excellent cattle grazing and and all-steel cattle pen system that is ready for your livestock.
River Oaks Ranch is also positioned in an historically significant location, acting as a crossing for the Colorado River in early Texas history. Artifacts and arrowheads can be found throughout the property.

WILDLIFE AND HABITAT:
River Oaks features some of the best low fence hunting in Central Texas. Its proximity to the Colorado River makes this ranch one of the best turkey hunting locations in the state. It's not uncommon to see multiple large groups of turkeys at a time. Hogs, varmints, coyotes, fox, and mountain lion have also been spotted on the property.
Rich mineral deposits and alluvial soils laid down over many years by the Colorado have created prime land for food plots such as Engleman Daisy, Illinois Bundleflower, and Partidge Pea that will attract diverse wildlife. Ideal ratios of cleared versus covered land feature fields of bluebonnets in spring and large live oaks. Live water, creeks, and deep springs throughout the property allow for incredible vegetation and greenery even during times of drought.
The crown jewel of River Oaks Ranch is its 5 miles of Colorado River frontage. With it comes 166 acre-feet of water rights dating back to the early 1900s, an invaluable asset for any landowner interested in irrigation-supported agricultural production. The Colorado provides terrific fishing, boating, and water sports opportunities for family and friends.
The ranch also features a 6-8 acre lake site that has been prepped and cleared for construction. The lake site is fed by an artesian well that runs strong even through times of drought.
Several desirable improvements have been made at River Oaks Ranch. An attractive, gated entry made of custom stone and metal was recently constructed and built to last a lifetime. This entry leads to well-maintained, bladed roads that provide convenient access to all parts of the property. A grass runway has been leveled and cleared just west of the home site, which is positioned to take advantage of stunning river views surrounded by 100-year-old oaks.
The ranch also boasts an all-steel cattle pen system that is ready and waiting for your livestock to be moved onto the property. Multiple fenced pastures provide excellent land for grazing and hay production.
