This property is located in the rolling post oak hills approximately 15 miles East of Seguin in Eastern Guadalupe County approximately 45 miles East of San Antonio, 60 miles South of Austin and about 120 miles West of Houston, Texas!

The ranch has frontage on a paved county maintained road, Vivroux Ranch Road, which runs South off of State Highway FM 466. From Seguin take FM 466 to Vivroux Ranch Road turn right go 3 miles to the JR Ranch gate on the left. Showings by appointment only!

SOILS

The soils on the ranch consist of Patilo and Arenosa sandy soils.

TERRAIN

The terrain on the ranch consists of rolling hills with elevations that run from about 500 up to 620 on the hill tops. Drainage is generally from the South to the North.

VEGETATION

The ranch is heavily wooded with Post Oak, Black Jack Oak, Hickory, Beauty Berry and other native trees and shrubs.

WATER

The ranch has two water wells and two ponds. The larger pond is stocked with catfish and bass and can be supplemented with well water through a pipeline from one of the water wells. The property is located in an area known for good underground water availability. The newer water well was drilled in 2000 to a depth of 360 feet and is equipped with a 35 gallon per minute submersible pump.
