Description of the Land
Location: The Bitter Creek Ranch is located southeast of Amarillo, TX, near Clarendon, TX, which is the county seat of Donley County.
Acres: 36,208 acres, more or less
Terrain: The terrain varies from fairly level plains country on the extreme north end of the ranch to rugged ridges and draws, all draining to wide creek bottoms and valleys.
Water: The ranch has exceptional water features including many wells, waterlines, springs, creeks and clear water fishing ponds. Portions of the ranch have irrigation quantity water available.
Access: Access is by numerous miles of paved highway frontage. There are no public easements through the ranch, and outside gates can be locked, if desired. Several miles of private paved roads access the headquarter improvements.
Hunting/Recreation: Great fishing is found in two stocked ponds and the ranch has good to exceptional populations of quail, dove, turkey and both whitetail and mule deer. Feral hogs come and go.
Improvements: The Bitter Creek Ranch is one of the best improved ranches in the Texas Panhandle. All structural improvements have been exceptionally well maintained. The main headquarters are located in a manicured, extremely scenic park-like setting. Large groves of trees shade the improvements and a spring fed fishing pond is located just below the owner's home. Other improvements include hunting cabins, hunting lodge, employee homes, barns, pens, arenas, and other support buildings.
