DESCRIPTION: A fabulous working/recreational ranch that has been under the same ownership for the past 30 years. The current owner has taken great care to improve the quality of this ranch. This gorgeous rolling Live Oak divide country has good fertile soil, lush green grass, towering massive thick live oaks, shin oak, and some native juniper. Areas are available with good tillable soil for food plots for game. In fact, there is an approximately a 2 acre tillable field under high fence that has been planted over the years specifically for dove hunting. Next to the 2 acre field is a 6 acre high fenced field used for planting various food plots for the deer. Near the field is a small earthen tank with a water line to supply water to it. The northern half of the ranch has been mostly cleared of cedar, has lush green grass, and is set up to run cattle or goats. The southern half of the ranch is in a more native state with thicker brush and ideal habitat for deer hunting. Elevations are up to 2,193 feet above sea level. The ranch is approximately 75% low fenced and 25% high fenced and the fences are kept in good condition. There are 2 Edwards Aquifer water wells approximately 250 ft. - 300 feet deep with electric submersible pumps. One well for the north half of the ranch and one well for the south half of the ranch. The north half of the ranch has strategic wagon wheel pasture design with water troughs for each pasture strategically located at the central barn area. Both wells are connected to each other where either well could supply water to all water troughs if necessary. This ranch is also under a voluntary Grassland Reserve Program (GRP) sponsored by the USDA-NCRS Service. This is a voluntary conservation program that emphasizes support for livestock grazing and pays the owner approximately $8 per acre per year.
