Originating in 1978 as a high fence game ranch. The More-or-Less game ranch is located 22 miles south of Abilene, and 26 miles north of Coleman. Easy access off of State Hwy 84 makes the location highly desirable.
The Ranch has Co-op water throughout the entire property (Coleman Water), Electric (Taylor Electric), and Phone/high-speed internet (Taylor Telephone).
The south end of the ranch has large cultivated areas for bird hunting, and crops to feed the wildlife. While the north end provides impressive hills with sharp elevation changes, and unobstructed views cross cut by the winding Jim Ned creek. The Jim Ned is an all-weather creek that is dammed mile on the southeast end of the ranch. The Ned provides ample surface water as it meanders through middle of the ranch creating a lush pecan bottom, and an ideal habitat for the wildlife. Maintained roads throughout the property allow easy access to all parts of the ranch.
The ranch boasts 180 acres of planted fields, 120 acres located on the south end and 40 acres at the bottom along the Jim Ned.

There are 5 tanks located on property. Tank at pavilion, and the east tank are stocked with fish (and in 10 years have never been dry). The south tank provides surface water with normal rainfall and is wonderful for dove. The most recent lake was built 3 years ago with a 30 dam. When full, it will be the largest watershed on the property bearing roughly 20 surface acres of water.
The ranch sustains a Texas Parks and Wildlife level 3 MLD permit (rifle season opens Oct 1st March 31st) allowing for a longer deer season to manage the game properly. The More-or-Less has a wildlife Ag exemption.
Currently there are quail, turkey, dove, duck, elk, Black buck antelope, Axis Deer, and whitetail. The ranch has purchased 10 bred does and 4 bucks from south Texas they are 170 to 180 class deer. Over the last 10 years over 10,000 quail have been purchased. Quail have re-populated the big country and are making a wonderful come back.
There is one working Oil well (Owners have no mineral rights). The well is no-where near the compound; however it offers the Kitchen lodge and owners lodge with natural gas at no charge, the guest quarters are totally electric.
There are RV hook ups near compound, 1 fire pit at center of compound and pig spit at pavilion.
There is a Work area comprised of a rail car and massive amounts of covered parking for farm equipment and supplies.
There are 9 deer blinds (2 are new), 5 protein feeders and 8 (new)-600lb corn feeders.
Included in purchase all furnishings (except animal mounts, equipment and personal items.
Revenue stream March July 100 to 200 Steers (depending on the rains) are brought in on a .60 per gain weight. Share cropping with the farmer for the wheat planted.
The kitchen lodge is located adjacent to the owner's lodge and is a separate structure designed to house all cooking and meal preparation activities. It boasts large wooden farm tables that seat 26, with commercial refrigerator, and commercial icemaker, massive gas fireplace, big screen TV, and a quaint loft that can sleep 4. This design allows owners or guest to rise early with their morning rituals in the kitchen lodge without waking any of the other guests. It also allows guests or owners to retire early in the evening to the owners lodge in peace and quiet allowing other guests to enjoy their evening at their discretion.
There is a converted rail car near the kitchen lodge and party pavilion that has been remodeled and sleeps 10, with a full bathroom facility.
The party pavilion is steps away from the kitchen lodge, it faces one of the stock ponds, and is complete with TV and 6 picnic tables, benches, and an assortment of tables and chairs. These structures are all in close proximity of one another forming a highly functional compound. Rocking chairs and swing are included.
The 50X75 hanger with 16 side walls, a game cleaning/processing area with electric winches for hoisting game, and rolling hooks for the overhead rail system that leads to a walk-in deer freezer.
There is a new 20X40 R-panel feed and seed shop building that has 14 roll up doors on either end to store an RV or pull through with trucks to unload feed.
The shooting range with covered awning and electricity is located about 100 yards from work area. It is a dug out area with dirt back stops behind targets at different distances for sighting in firearms, or recreational shooting.
There is an 8-stall horse barn, tack room and team roping arena on the south end of the ranch. 3 riding horses are included in the purchase of the ranch.
The 2500 sq. ft. owner's lodge (built 9 yrs. ago) is comprised of 7 bedrooms, 3 baths, with a mixture of: bunk beds, twin longs, queen, and king beds. The owner's lodge is professionally decorated housing: a big screen TV, full surround sound entertainment system mounted above a stately rock gas fireplace, a full laundry room with washer and dryer and cleaning supply storage, and a kitchenette with wet bar.
There are 2 more houses on the ranch near the owner's & kitchen lodge. One of the houses has recently been renovated into a 3-bedroom 2 bath guest quarters, with full kitchen and living area. It has a farm house linen-and-lace themed professional dcor that would make Chip and Joanna Gaines proud. The other house on the ranch is being used solely for storage.
The More-or-Less game ranch is located 22 miles south of Abilene, and 26 miles north of Coleman. Take Hwy 84 south from Abilene. Turn east onto CR 496 at the "MORE OR LESS" sign. Property is on the north side of CR 496.
