Axis Creek Ranch

321 County Road 479, Ranger, Texas 76470 - Eastland County
$1,494,900 173.18 Acres
Property ID 6698206

AXIS CREEK RANCH hits the Texas trophy market after three intensive years of careful design, preparation and layered habitat execution. This high fence wonder is the areas premier game-managed recreational facility on the market today.

Axis Creek Ranchs sprawling 173.18 acres +/- boast dense oak hardwood forests, majestic Jim Neal Creek pools of water, swirled rock creek bottoms along with multiple cultivated food plots totaling over 30 acres inside sheltering protective cover.

Bass, catfish and bait fish-enhanced sport fishing ponds are within walking distance of the lodge. Thoughtfully-designed Polaris and foot trails cross the ranch making Axis Creek feel many times larger than its manageable investment size suggests. Sunsets off the back porch are a sight to behold, with scenic sight lines stretching west across the Leon River Valley to the far hills.

The Axis Creek Ranch was thoughtfully improved from the ground up by a seasoned, life-long hunter and professional outfitter whos worked superior game ranches all over this part of the nation (and hosted a hunting show on Fox and The Outdoor Channel). His team has delivered a fully-realized game retreat offering of unrivaled excellence to the next legacy ranch family buyer of this see-it-to-believe it recreational retreat.

LOCATION. Less than ten minutes south of I-20 in Eastland County, Axis Creek is easy to reach from the Metroplex or the Permian, with the road leading to the lodge being level and mommas car friendly.

LAND. 173.18 acres +/- of hardwood oak forest, open savannah pasture, nested cultivated food plots and sheltering mesquite cover. The cover/open mix is approximately 65/35.

The Jim Neal Forest area in the back provides dense protection for sheltering animals. The Ridgeline Forest on the north provides hillside timbered graze access to moving hoof stock, plus one of the best top-down river bottom views in the county.

The Santa Fe, Witness Tree and Red Buck cultivated fields draw crazy-good game from thick to mid-dense cover with tower blinds situated in strategic cross hair viewpoints. Half of the high fencing is about three years old, as is the hard core southern water crossing of the Jim Neal Creek.

IMPROVEMENTS. The Axis Creek Lodge sits at the cusp of Homestead Ridge, with a commanding hilltop view of the ranch. The lodge boasts a 4 bedroom, 3 full bath guest experience for your family and friends, with its down to the foundation renovation completed in 2016. The lodge can sleep ten people comfortably with large common areas for family, retreats or guest hunts.

The stone lodge building was stripped back to the metal exterior frame and slab in 2016, then completely rebuilt with modern plumbing, wiring, mechanicals and plush farm house modern design features rarely seen this far from the city.

The lodges farm cottage/industrial style kitchen features a deep farm sink, leathered granite countertops, an oversize center island, Frigidaire Gallery stainless finish appliances including an electric range/oven, dishwasher and microwave all newly-installed in 2016.

Designer pendant lights, faux wood plank tile, custom trim work, industrial rustic design accents, stacked weathered shiplap interior, Level 3 leathered granite tops and a soaring Great Room ceiling with modern industrial fans complete this farm house modern lodge facility. Ask about the historic early 1900's materials that were used in finishing this architectural jewel. Pleas see the photos.

An energy efficient 15 SEER HVAC heating and cooling system was installed in 2018. All other mechanical systems, wiring and out-of-the slab plumbing date from 2016. The metal roof is about a year old, with covered porches gracing both the sunrise and sunset faces of the home, along with the large covered gathering space outside the southern door.

A metal frame storage barn sits to the east on the lodge campus for ATVs and a metal equipment barn is located near the Santa Fe field on the northern ranch ridge. Two metal carports plus a covered carport at the lodge can shelter visitor vehicles or equipment.

MANAGEMENT. Intensive land design and management has been ongoing for three years for exotic game stock and whitetail. Three large cultivated food plots (14 acre, 10 acre and 6 acre +/-) have been cleared (replanting in the spring) along with native grass and browse/graze management.

Strict predator control has been pursued from the beginning (no hogs) along with perimeter game fence management. Both graze and browse hoof stock are supplemented as needed with protein as needed. The part time ranch manager would stay if needed, subject to negotiation. He is both familiar with the ranch and skilled with ranch management.

WATER. Jim Neal Creek meanders through the property, providing seasonal excitement across the hard rock swirled crossings and inside pools of wide deep water for fishing on quiet summer afternoons. There is one large fishing lake and two nice stock tanks with bass, catfish and bait fish, plus pools of water crossing the ranch inside the Jim Neal Creek. The water well supplies the lodge and features a $7,500+ water filtration system.

TOPOGRAPHY. The Axis Creek Ranch lodge sits on a sight-sculpted oak-covered ridge with a commanding view of the ranch and the far Leon River Valley. Jim Neal Creek crosses the entire ranch, running north to south, with areas of oak covered quiet and rain-driven rapids and short trickling falls in others. The game feeder collection points, mesquite hideouts, the far oak forests and sunset-crowned river valley are all visible from the back porch of the lodge.

WILDLIFE. Over the last three years, no reasonable expense has been spared in stocking the ranch with trophy exotics and whitetail.

The ranch boasts axis, whitetail, abundant red deer (see the massive stag photo), serious black buck antelope, native turkey, migrating ducks in winter, and consistent dove in the fall. Up to 400 B & C scoring bucks have been spotted, with most of the newly-introduced white tails bringing fresh 400 genetics to the mix. Crazy good hoof stock excites, so close to the Metroplex. Over a dozen would go over 250+.

Game fish-stocked ponds hide bass, catfish and bait fish for the kids or visiting guests. Thermal drone data regarding recent wildlife counts is available. Over $250,000 in High Roller genetics whitetails were released just this September.

Trophy stags (500+ SCI) command the plentiful Red Deer colony moving freely within the ranch. Axis Deer topping 32 + make their home here as well. Trophy Blackbuck Antelope and crazy big whitetail make early and late trips by visitors along winding Axis Creek trails into exciting snapshots of up close wild animals around many corners. The ranch is proud of its six-figure hunting income from only six hunts a year.

MINERALS. There is one oil well in operation, located near an eastern county road gate. The owners believe they own a minority mineral interest, which would convey with the right offer. Wind rights are intact. The ranchs land (except for the lodge) is wildlife exempt.

Incoming 1031 Friendly. Recent title work would make this a fast-closeable acquisition for the buyer, if youre on a quick clock for your next 1031 forward-recipient ranch.

Select furniture, wheeled stock, feeders, equipment, refrigerator, washer and dryer are available for an additional negotiated amount, with an accepted offer on the ranch.

Axis Creek Ranch has been a family labor of love, hosting memorable weekends, church and executive retreats and many special evenings around the fire pit on the western rear deck. Rarely does a Texas Legacy Ranch of this caliber hit the market.
